What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate, also known as an EPC, provides an energy rating for a home. It is found in a Home Information Pack (HIP) which is required for homes sold or rented in Britain. The EPC provides a rating of the properties’ energy efficiency It looks at the performance of the building in areas such as heating and lighting. It displays this as a graph, similar to those found on kitchen appliances. Ratings come on a scale of A-G, with A being the best rating. The EPC also outlines with a list of practical measures to cut fuel bills and carbon emissions at the same time. According to the Energy Savings Trust, if these measures are followed properly, the average homeowner could save £300 a year on fuel bills.

Who needs an EPC?

Anyone who wants to know how efficient their home is; Anyone who want to find out what they can do to improve the energy efficiency of their home; Anyone who want to know what to do to cut down on fuel bills; Anyone who is selling their property; Anyone who is renting their property.

What will you be doing?

I will visit your property at a time that is convenient for you. I will then visit all the rooms in your property, looking at walls, windows, doors, cellars and attics, the heating and hot water system and any chimneys. I will take measurements with specialist equipment. Using a computer programme I will then be able to give you your very own Energy Performance Certificate. I will then explain to you what improvements you can make.

Will you be drilling holes in my walls?

No, absolutely not. Although I will need access to every room in the house, including cellar and loft space, I will not be drilling any holes or making any marks anywhere. The tools we use, merely take measurements on the surface and are totally non-invasive.

How long will it take?

The survey should take no more than one and a half hours for an average family house.

Is an EPC the same as a HIP?

No, EPCs are only one part of the Home Inspection Pack. HIPs also contain, local searches, evidence of title and sale statement.

I’m not selling or renting my home, why do I need an EPC?

Even if you aren’t renting or selling your home, an EPC will provide you with valuable information on how to save energy and may save you money on fuel bills in the long run.
